Our builder and designer visit your home or site to gain a deep understanding of your goals, lifestyle and priorities. This collaborative session allows us to explore your vision, assess feasibility and identify opportunities you may not have considered.

Together, we define and document the project scope, carefully considering your needs, preferences, budget, and the consultants required to bring your project to life. You’ll also receive tailored design direction, floor plan and layout ideas, material and finish suggestions, and practical building advice, supported by an indicative cost range.

Following the session, you’ll receive a comprehensive fee proposal for the next stage, along with your documented scope of work — providing a clear foundation for your project’s design and delivery.

Overview
This stage marks the beginning of design and cost planning. We coordinate an on-site meeting with our builder, interior designer and key consultants — such as our building designer, certifier and structural engineer — to brief the team, conduct a collective site assessment and record precise measurements of all areas within scope.

This collaborative session allows each specialist to view the project through their own professional lens, ensuring every design, structural and compliance consideration is addressed early. The visit typically takes 1–2 hours, followed by approximately an hour of detailed measuring.

Following this, our team prepares a comprehensive and transparent project estimate. Our focus is to identify design opportunities, manage potential risks and establish a clear, achievable framework for your build.

At completion, you’ll receive our findings report which includes:

• Existing 2D floor plan

• Proposed 2D concept drawings

• Detailed scope of works

• A detailed project estimate based on the scope of works

• Other documentation and reports subject to scope

Overview
During this stage, our team refines and resolves your project design in preparation for construction.

Together with our builder, interior designer and consultants, we finalise every design element, material and finish to ensure your plans are complete, coordinated and ready for build.

This phase includes the selection of colours, fittings and finishes, custom joinery design, final subcontractor and supplier quotations, program of works design, and a fully detailed scope and set of drawings for contract.

At completion, you’ll receive a comprehensive documentation package, including:

• Mood boards

• Finishes and fixtures schedule (FFE)

• Detailed joinery drawings

• Final construction drawings

• Final contract value

• Final detailed scope of works

• Program of works
